We are a family owned, independent, unbiased company and, compared to the many faceless lending institutions, our number one priority is finding you the very best rate, product and service that you qualify for!
VKMS is dedicated to always keeping your best interest at heart. We interface with the Lender on your behalf. As brokers, we have access to discounted rates that your bank won't necessarily offer you if you walk into see them on your own. As long as you are fully qualified, there will be no additional cost to you for our services and we will take care of all the leg work involved in a residential mortgage!
In addition, we can find the lenders who specialize in financing for applicants who other lenders avoid, such as those with poor credit rating, those who do not intend to occupy the property, those who are self employed and cannot verify their income and so on.
If you have any challenges in your file, your broker is your advocate and doesn't get paid unless and until your loan closes. The Bank agent has its own company's funds to lend, but since there is only one source of money, if you're turned down, you're turned down. The banker's agent is most likely on a "salary plus commission" basis. Who is the banker's agent really working for - You or the Bank? We work for YOU.
